SHORT SALE HELP FOR HOMEOWNERS

 

If you are facing the loss of your home through foreclosure, let us start by saying that we don't want you to be here any more than you want to be, and we are really sorry you find yourself in this position. First thing...... we encourage you to check with your lender(s) to see if there are any alternatives available to you. Many banks are now re-evaluating the circumstances of home owner’s income and employment situations, the declining value of their homes, and other situations that have affected your ability to keep up on your house payments and are offering alternatives to the foreclosure process. Also, there are Federal Programs you can review on the internet that will assist you in determining what help there may be for your particular situation. I would ask that you research some of these programs before you continue to consider a Short Sale. Then, if you end up back here, it’s time to face reality. You're here because you are probably experiencing financial difficulties and can't see a way to keep up with your mortgage payments, or you aren’t eligible to change your mortgage through any of your banks programs. Maybe you've already missed a payment or two and you've received or are expecting to receive a default notice from your mortgage holder. Time is of the essence! Do not delay in seeking out information. This is the #1 reason most people end up being foreclosed on...... they do not want to believe the reality of their situation and/or are in denial that the foreclosure will really take place.

Our goal is to provide a resource for information on the process of Short Sales from the home owners’ point of view, to answer questions about, and offer support through, the process of a Short Sale, as well as to handle the sale and negotiations of the Short Sale with your lender or lenders. It is vitally important that you completely understand the effects and benefits of a Short Sale before you engage a Realtor to begin the process. This will most likely require you to engage the services of an attorney and/or an accountant, and we would recommend you consult with them prior to making a final decision. The Short Sale Option is not for everyone. We can provide a list of attorneys who may be able to offer information over the phone, or at a reduced fee.

With that said, not all Realtors understand the intricacies of negotiating Short Sales, nor do they have a proven track record.  Our success rate speaks for itself, in that we closed 80% of our short sale listings taken in 2010; one of the highest close rates that we know of. 

It is important that you engage a Realtor who not only has experience, but success in negotiating and closing Short Sales. Interview several Realtors and make sure you feel comfortable with their knowledge and understanding. Not only is this an emotional situation for you, but you will be required to share personal financial information with whomever you hire. Because of that, you need to feel confident and comfortable with your Realtor. Remember, you are the one in control; you hire your Agent, they do not hire you.
